Spray foam in the loft blocks lender surveys and traps moisture against the roof deck. We strip it out mechanically, protect the timbers and restore airflow to a lender-ready standard.
Both open- and closed-cell spray foam were sold as loft upgrades for years, but most UK mortgage lenders and equity release providers now refuse or heavily discount properties with it in the roof space. It hides sarking felt condition, prevents inspection of rafters, and can hold moisture directly against the timber.
We remove it mechanically - never with harsh chemicals - starting at the ridge and working down the pitch, so debris falls into contained sheeting rather than into insulation below. Each rafter is checked as it comes clean for rot, historic leaks, felt tears or missing battens.
Waste is bagged on site, weighed for your records and taken away under a full waste transfer note. The loft is left inspection-ready, with photographs of every elevation for your surveyor or lender.
